LOCATION: The site is located just off the Exit 109 interchange with I-95 and Highway 21 in Pt. Wentworth DESCRIPTION: This is a brand-new commercial subdivision located on a new road connecting the Newport community and new Pointe Grand apartment community to Highway 21. The existing zoning allows for a wide range of uses but it is believed neighborhood commercial and self-storage uses may be in the highest demand in this area. ROAD ACCESS/UTILITIES: The new road, which basically connects Newport Blvd to Highway 21 is completed except for the topcoat, which will go on near the Grande Point apartment community opening in January of 2021. All utilities are to the site and all stormwater has been addressed, which means no land needs to set aside for stormwater retention. TRAFFIC EXPOSURE: Between 31,000 and 35,000 VPD pass the site on Highway 21. In addition, over 13,000 VPD pass the second terminus of the new road on Highway 30. The Pointe Grand apartment complex will contain 288 apartments. The Newport community is reported to contain more than 400 homes, so this means almost 700 residential units could use this road for access to Highway 21.
