Paradise Gardens will have a total floor area of +-74,774 square feet and a maximum building height of 32 feet. Project amenities in corporated into the plans include an exercise room, barber shop/salon, theater, snack rooms, dining halls and lounges. The project includes 47 on-site surface parking spaces to serve residents, visitors and employees of the facility. Primary vehicle access to the site will be from Manuel Campos Parkway. The project unit count is 142 beds within 111 rooms on +-3.2 acres, and equates to 35 dwelling units per acre. Within the facility, the 142 beds are dispersed with 51 rooms on the first floor and 60 rooms on the second floor. Thirty-one rooms are designed for double occupancy. The project proposes 43 beds as memory care. The memory care area will be in the southern portion of the building furthest away from the street, and will have secured access, including additional fencing to separate it from the rest of the site.
