About Fulton County
Fulton County sits just west of Toledo and south of the Michigan state line. Several key thoroughfares, including Interstate 90 and U.S. Route 20, cross the county and offer easy access to multiple major markets. The area boasts a prime location, as Chicago, Indianapolis, and Columbus can be reached in less than four hours, while downtown Toledo is just 50 minutes away. Industrial rents are highly competitive and sit 15% below the Toledo average.
Fulton County is a lower-density, higher-income area. Manufacturing represents one of the area’s top industries, with major employers including Sauder Woodworking, North Star Bluescope Steel, and Tronair. Healthcare is another dominant industry, with the Fulton County Health Center in Wauseon alone employing over 800 professionals.
Industrial inventory is concentrated south of Interstate 90, along U.S. Highway 20A, and around the communities of Wauseon, Archbold, and Fayette. Distribution and warehouse space represents about 70% of total inventory, while manufacturing accounts for more than 20%. Limited development activity has helped to keep the market tight, with vacancy sitting at or below 4% over the past 10 years.
