About Orange County
Orange County, one of the northernmost counties in the New York metropolitan area, has stock that primarily consists of warehouses with less than 50,000 square feet of rentable building area.
Orange County has an advantageous location within comfortable driving distance of some of the country’s largest population centers. New York can be reached within two hours, Philadelphia within three hours, and Boston within four hours. Several major highways run through here, including The New York State Thruway running north-south and I-84 running east-west. Orange County is also home to the New York Stewart International Airport in New Windsor. The airport carries FedEx, UPS, and Kalitta Air cargo lines to seven domestic destinations.
Much of the inventory in Newburgh is located near the Hudson, where goods can be shipped up to Albany and beyond and down to Port Newark-Elizabeth Marine Terminal. More than 15 million tons of cargo is reportedly shipped in a typical year between New York and Waterford, which is 11 miles north of Albany.

Stephen Shoemaker, Senior Vice President
Stephen's primary mission revolves around identifying prime development land sites and properties, aiding tenants in securing their ideal spaces, and overseeing nationwide landlord leasing assignments. His dedication is notably concentrated on the bustling NYC Metro area, with a particular focus on the dynamic Port NY/NJ market.
His extensive clientele portfolio encompasses an array of industry leaders, including public/private REITS, private funds, construction giants, high-net worth individuals, and an eclectic mix of tenants covering final-mile distribution, LTL, food & beverage, 3PL, bulk distributors, drayage/port, intermodal, TL, trailer parking, and retail logistics.
Stephen's journey into the world of industrial logistics began as an intern at Urstadt Biddle Properties (UBP) in Greenwich, Connecticut, where he honed his skills in leasing and acquisitions during consecutive summers. His prelude to Yale University saw him at Boston Properties (BXP) in Manhattan, NY, immersing himself in construction/development, property management, and leasing.
Post-graduation, Stephen embarked on a pivotal role as an Acquisitions Analyst at Realterm, a prominent $3 billion REPE firm with a steadfast focus on industrial assets. His responsibilities spanned the RLF I & RLF-II value-add industrial funds, alongside RLIF, a core-fund partnership with LaSalle Investment Management. His purview extended across the eastern region, encompassing MIA, Savannah, Charleston, ATL, BWI Corridor, NYC Metro/NJ, & Boston, with a primary emphasis on sourcing, underwriting, and due diligence, all oriented towards logistics-centric heavy industrial assets. In November 2017, Stephen made his mark at Cushman & Wakefield, where he continues to drive excellence in industrial logistics and supply chain representation.
