The Holiday Inn Express & Suites is an 80 room, 4-story hotel just minutes from downtown San Antonio, Texas. The property has excellent visibility along Interstate 10 and offers convenient access to the airport. Nearby demand generators include: South Texas Medical Center (STMC) one of the largest employers in San Antonio, major corporate offices (USAA Bank Headquarters), Fort Sam Houston military base, and popular local tourist attractions such as The Alamo. The property was built in 2008 and has been updated with several major Formula Blue renovations including a new lobby, breakfast area, and fitness center. Guestrooms have not yet been updated to the Formula Blue design. The hotel did $1,740,000 in revenue in 2015 and $1,794,000 in 2016. In 2017, the management company operating the hotel did not retain several customer accounts resulting in decreased revenue of $1,550,000. Operating expenses were also inflated with management fees, excessive payroll, and overhead expenses. The owner took back control in February 2018 and did a complete staffing turnover. Revenues have risen steadily since then and the business is up over 15% vs. the same period last year. The owner is absentee and does not have a full-time Operations or Sales Manager in place.
