About North Denver
The booming northern Interstate 25 corridor runs through the heart of North Denver. This industrial node stretches from Welby in the south to the 470 beltway in the north. Major companies and local businesses are thriving and drive leasing activity in the area.
The N Line has several stations in North Denver and has been a boon to the local economy. The RTD system has rapidly expanded this cycle, adding around 40 Light Rail Stations throughout the metro since 2013.
North Denver is located in a part of the metro with a large, growing industrial tenant base. Amazon is the biggest tenant, with more than 850,000 square feet in Thornton. Manufacturing-related companies also have a large footprint, including TruStile Doors, Rocky Mountain Clothing, and Tenere. Tenants landing here have access to five of the eight fastest-growing cities in the Denver metropolitan area, including Thornton and Welby.
The vacancy rate in North Denver has consistently remained below its long-term average. Strong demand for industrial space and the area’s relatively limited exposure to escalating speculative development occurring elsewhere in the metro have made this a competitive landscape for tenants.
