DESCRIPTION
Zoning: The property is zoned Community Commercial. The Future Land Use is Commercial High Intensity. Utilities: Water & Sewer service from the City of Titusville is available at the site. Commercial / Office Space/ Residential Units / Environmental Concerns: This site is located at the main entrance to the Meadow Ridge (PUD) development which adds a strong residential component. Currently there are 308 residences with 5 vacant lots or homes under construction that use this entrance location. We note that this entrance is also used by Imperial Estates Elementary School (680 Students and 90 Employees), which is located just north of the site. The Brevard County Headquarters of Hospice of St. Francis (41,222 Sq. Ft.) and their 12 room residential facility (14,483 Sq. Ft.) also utilizes this entrance. In the immediate area, there is a new major residential community (Forest Trace) of 133 units that is under construction on Sisson Road. One mile south of the intersection on Grissom Parkway is Sculptor Charter School with 600 Students and 85 employees. Development of the site: Consider that this property is properly zoned Community Commercial and has city water & sewer at the site, no environmental concerns, no requirement for major fill, has major road frontage of 345’, is at a signalized intersection, has a Right In/Right Out access on SR 405, the amount of due diligence and potential risk should be minimal. The cost of engineering, permitting etc. should be substantially reduced. Residential development continues in the immediate area which is supported by schools and apartment development. Future FDOT Improvements Recently FDOT announced the SR 405 Spaceport Connector Improvements. This project will add an additional Left Turn Lane from Grissom Parkway to SR 405. In addition, on the north side of the intersection a Right In/Right Out turn lane is being added. The project is currently being designed and FDOT has indicated that the Letting date for the project is July 31, 2019. This construction will include Mast Arms at the intersection. Construction completion is estimated the summer of 2020. This will greatly enhance ingress and egress to the subject site. Competition: A recent survey indicates that there are nine gasoline convenience stores located along SR 405 and SR 50 and from I-95 to US Hwy 1. They range from 1 – 36 years in age. By and large, the majority of the retailers are 20-25 years old, with fueling positions of between four and eight. There are only two retailers within 1500 feet of the proposed site. They are located to the east on SR 405 at the intersection of Sisson Road and SR 405. The BP store is 18 years old and the SUNOCO is 26 years old. The newest prototype store in this area is a Cumberland Farms located at the corner of US Highway 1 and SR 50. Currently, the new proto-types of RaceTrac, WAWA and Circle K, are not being developed in this market. ADDITIONAL GENERATORS FOR RETAIL/ OFFICE/RESTAURANT/BUSINESSES: Tourism and surrounding employers have a significant impact to Traffic Counts along SR 405. Surrounding employers include Boeing, United Launch Alliance, USA, Lockheed Martin/Astrotech, Orbital ATK, Embraer Aero Seating Technologies, Eckler Corporation, Knight Armament, Bristow Academy, and Space Coast Regional Airport. Also impacting the area around Kennedy Space Center are Blue Origin, and One Web and Boeing rival companies for manned space flight, SpaceX and Sierra Nevada Corp. KENNEDY SPACE CENTER EMPLOYMENT: Including contractors and NASA personnel is estimated at 9,000 employees. KENNEDY SPACE CENTER VISITORS INFORMATION CENTER: Delaware North Companies Parks & Resorts has been under contract with NASA since 1995 to operate the visitor complex. The KSC Visitor Complex drew approximately 1.7 million visitors in 2016 to this location. THE SPACE COAST REGIONAL AIRPORT currently has a 7,320 Ft. runway, an ILS Approach, a new Tower, a new Fire Station and a new Airport Administration Facility (approximately 9,000 Sq. Ft.) THE SPACE COAST REGIONAL AIRPORT was recently designated as a SPACEPORT TERRITORY. VALLIANT AIR COMMAND AND MUSEUM at the Space Coast Regional Airport has an annual attendance between 28,000 to 35,000 people. Valiant Air Command and Museum host an annual Warbird Air Show that has an attendance from 60,000 to 80,000 people. This annual event has taken place over the last 35 years and occurs every March for three days. AMERICAN POLICE HALL OF FAME: The current museum is considered the largest of its kind in the country and includes a memorial to more than 8,000 police officers who have died in the line of duty since 1960, as well as a 24-lane indoor gun range. The facility is open daily and attracts more than 50,000 visitors annually. ECO-TOURISM: There are Multiple Annual Events throughout North Brevard.
