Howard Fiddle, Vice Chairman
With an extensive knowledge of the Manhattan marketplace, marketing and finance, Howard has significant transactional experience representing large tenants and landlords in major leasing assignments.
Within CBRE, Howard has worked in several different departments and locations and has served in an array of management roles. He has been a member of the firm’s Policy Committee, made up of a select few of the region’s top professionals including its Chairman, CEO and President. Howard is regularly sought out by leading business and real estate periodicals on an array of real estate topics. Previously, Howard worked as a Certified Public Accountant for Ernst & Young.
Joseph Cirone, Senior Vice President
In addition to a prolific tenant representation practice, Joe is sought out for his ability to advise on the underwriting, design, marketing, and lease-up strategies for new developments, as well as rehabilitation and re-positioning of older assets throughout New York City.
Joe has successfully negotiated several million square feet of transactions on behalf of landlords and tenants spanning the office, education, athletics, studio, retail, and industrial sectors, and presently represents several million square feet of mixed use commercial space throughout New York City.
Joe sits on the Board of Directors for The Downtown Brooklyn Partnership, and is a member of the Real Estate Board of New York.
Prior to his career in real estate, Joe was a professional baseball player in the Oakland Athletics organization, and continues to volunteer his time coaching youth athletics.
Joe is a graduate of Rutgers University, and currently resides in New Jersey with his wife and three children.
Patrick Dugan, Senior Vice President
Prior to re-joining CBRE in 2022, Patrick was an Executive Director at Cushman & Wakefield, where he was a key member of C&W’s outerboroughs expansion and co-led a team of 10 leasing professionals, advising both tenants and landlords. He also previously held management positions at Cushman & Wakefield, where he was responsible for and oversaw brokerage operations for approximately 150 brokers in their midtown and downtown offices.
Patrick began his real estate career at CBRE in 2005, focused on business development and transaction advisory services in the Brooklyn, lower Manhattan and Midtown South submarkets.
Patrick serves as a Director on the Brooklyn Alliance Board, a division of the Brooklyn Chamber of Commerce. He also volunteers his time and energy for the benefit of many other non-profit and philanthropic endeavors. He is a life-long Brooklynite, resides in Carroll Gardens, Brooklyn with his family.
Kyle Zarba, Associate
Prior to joining CBRE, Kyle worked with the United Talent Agency where his main responsibilities were assisting his team scout for and sign new acts, coordinating the domestic and international touring of each client, and general relationship management.

Ben Joseph, First Vice President
Prior to joining CBRE, Ben served as an Asset Management Intern for Yale University Properties, a group responsible for enhancing the relationship between Yale University and New Haven, CT through the development of high quality retail and office environments.
Ben attended Yale University, graduating in 2015 with a Bachelor of Arts degree in Political Science. While attending Yale, Ben was a three-year letter winner on the Varsity Baseball team.
William Hooks, Senior Financial Analyst
William creates a high volume of complex and comprehensive financial models to help clients understand the economic implications of various real estate occupancy and ownership strategies.
William maintains an active role in conducting analysis of leases, researching market statistics and trends, and developing client presentations and deliverables.
Prior to joining CBRE’s Agency Group, William worked for Stream Realty Partners in Houston, TX as a member of the Office Landlord Representation team, where his primary responsibilities included project leasing, analyzing trends in Houston’s office market, and supporting Stream’s principal transactions.
