If held through November 2019, the NOI could potentially increase to $425,100. If held through November 2020, the NOI could potentially increase to $428,340 or $431,640 if held through November 2021. The vacancy in the Clarksville location could also potentially boost the NOI by over $16,000 under a NNN lease. Apex Communications, LLC is Arkansas’s largest AT&T authorized retailer with 30 locations across the state and two in Oklahoma. Apex is one of the fastest growing privately owned communications companies in the Southeast and is headquartered in Wynne, AR. Sure Fit Holdings, LLC is an established Anytime Fitness franchisee that has grown to 15 locations in 4 states including Arkansas, Missouri, Oklahoma and Tennessee – and growing. Prior to founding Sure Fit Holdings, LLC, the owner contributed to over $1B in real estate acquisitions for one of the respected REITs in Florida before branching off into franchising, development, and personal acquisitions. This portfolio can be acquired at a $5,704,000 or a 7.40 percent cap rate.
