About Downtown Oklahoma City
The focal point of Oklahoma City’s office market remains the city’s center, where ample leasing options collide with a skyline dominated by the Devon Tower and recently built BOK Park Plaza. The area continues to see further revitalization through the city’s Metropolitan Area Projects (MAPS), which has invested nearly $2 billion into the market since its inception in 1993. These developments have spurred additional public investments and helped transform districts like Bricktown, Automobile Alley, Midtown, and Film Row.
More than anything, these projects focus on increasing the quality of life of residents in downtown, which has attracted businesses and people, leading to further apartment and retail developments. MAPS 4 will deploy nearly $1 billion in various projects, including improvements to the Chesapeake Energy Arena, home to the Oklahoma City Thunderand the construction of a multipurpose stadium to provide more attractions in the downtown.
While Oklahoma City’s economy is certainly still largely concentrated in the energy sector, the employment base has diversified, and employers ranging from Arvest Bank to law firm Hall Estill have chosen downtown as a landing spot. Future construction is likely to be limited, as many owners have focused on renovating many of downtown’s prominent skyscrapers, such as the Arvest Tower (formerly Oklahoma Tower), Dowell Center, and the BancFirst Tower. This will provide further opportunities for companies to expand in Class A space.
Due to its prime location and high-end properties, average rents in downtown are some of the highest across Oklahoma City. However, many employers have found opportunities for discounted rents compared to those in premier suburban office nodes like northern and northwestern Oklahoma City.
