The Lone Mountain Seed Orchard is an isolated administrative site tract of National Forest System (NFS) land near Athol, Idaho in Kootenai County, approximately two miles southeast of Spirit Lake, Idaho and 20 miles north of the City of Coeur d’Alene, Idaho. The acreage proposed for sale is in the eastern portion of the Lone Mountain Seed Orchard, NE ¼ of section 27, T. 53 N., R. 4 W., Boise Meridian. The site is accessible from US Highway 95, Brunner/Bunco exit #446, west on Brunner Road (which curves to the right and becomes N. Ramsey Road), and then a left turn on W. Seasons Road from N. Ramsey Road. At present, 184 acres in the western portion of the 320-acre administrative site are developed as an active seed tree orchard. The remaining 136 acres to the east are six undeveloped parcels that are excess to the needs of the Lone Mountain Seed Orchard and its tree improvement objectives and are proposed for sale. The parcels are located at the approximate coordinates 47.9147 47° 54' 53" North, -116.8119 -116° 48' 43" West. These are acquired lands conveyed to the United States of America by John W. and Gertrude Boothe on July 13, 1935, recorded in the Records of the Clerk of Kootenai County, Idaho in Bk 102, Page 601 as Instrument No. 93475. The six tracts of land varying in size from ten acres to thirty-four acres in size and may be accessed from the Seasons or Ramsey Road depending on the parcel. The potential buyer would need to acquire an access permit from Lakes Highway District. There may be a fee associated with the access permit. The tracts are all moderately timbered with flat terrain. Narrow dirt driving tracks intertwine the various parcels, with primary entrances along the southeast and northwest corners to the property. The area is zoned rural (R) by Kootenai County subdivision regulations. Rural zoning is defined as classification suitable for rural uses such as rural residential and agricultural pursuits. There are no water rights associated with the tracts.
