This is a Keystone Opportunity Zone KOZ Site through 2024. The vast majority of local and state taxes will be fully abated here through that time. Mericle will build between 128,000 SF and 230,000 SF here. Preliminary design calls for a 160,000 SF building that can be subdivided or expanded. Proposed specs for the 160,000 square foot building include 30’ to 33’ clear ceiling height, twenty-two (22) 8’6”w x 9’6”h vertical lift, insulated steel loading doors w/30,000 lb. capacity mechanical levelers w/bumpers, and one (1) 12’w x 14’h drive-in door. Will have 6” thick reinforced concrete floors and LED lighting fixtures. The electrical service will be 225 amps (expandable to 800 amps), 120/208 volt, 3-phase. The warehouse will have energy efficient Cambridge direct fire heating units and an Ordinary Hazard Class III wet fire protection, system, ESFR capable.
