About the Property
Bushwick is a rapidly-developing neighborhood located in Brooklyn and is bordered by East Williamsburg to the north, Bedford-Stuyvesant to the west, Brownsville to the south, and Ridgewood, Queens to the east. The neighborhood’s exact boundaries are Flushing Avenue, Broadway, the Brooklyn-Queens border, and The Evergreens Cemetery. Bushwick was developed in the late nineteenth century as a residential center of industry in North Brooklyn. German brewers and other manufacturers built large villas and commissioned churches and other cultural institutions along Bushwick avenue. Smaller row houses, tenements, and other multifamily dwellings were developed from the late-nineteen to the early twentieth centuries to house the workforce and middle management of this small industrial enclave, and characterize the rest of the street and the remainder of the neighborhood. In the early twentieth century, Bushwick became famous for its breweries. At their pre-Prohibition height, the fourteen breweries in Bushwick produced a peak output of 2.5 million barrels, supplying nearly 10% of all beer consumed in the United States. While the area is known for the elevated train line and commercial corridor along Broadway, the neighborhood is actually comprised mostly of residential properties. Even many of its warehouses and factories have recently undergone residential conversions. In relation to Manhattan and Williamsburg, residential rents in Bushwick are still affordable and as a result, the neighborhood has become a magnet for artists, students, and entrepreneurs to live and work. The 2013 Bushwick Open Studios featured over 600 shows, a strong indicator of how popular Bushwick has become among the young demographic. While Broadway and Myrtle Avenue boast the neighborhood’s strongest retail presence, pockets of shops, bars, cafes, and restaurants have begun sprouting further east on streets like Irving Avenue and Wyckoff Avenue. Some of these new neighborhood attractions include the Bushwick Coffee House, Heavy Woods, and Verde Coal Oven Pizzeria. The public transportation options are one of the neighborhood’s strongest selling points, with several J, L, and M train stations that offer a quick commute into Manhattan.
