Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. 1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.

4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. Deana Marcello, Executive Vice President
Deana proudly followed her father’s footsteps and developed a passion for real estate through her work. A Rhode Island native, Deana is a 23-year resident of Las Vegas who brings over 12 years of experience specializing in commercial REO, investment and owner/user sales, as well as representation for national retail tenants and institutional landlords. She began her career at the Las Vegas Development Company where she perfected her brokerage and development services. She later worked as a Senior Associate at The Equity Group where she was responsible for developing several retail projects throughout Las Vegas. Deana served as Vice President at Logic through 2015 and was promoted to Executive Vice President in 2020.
Deana obtained her Bachelors in Finance from University of Nevada Las Vegas, is an active CCIM candidate, and a graduate of NAIOP Southern Nevada’s Developing Leader’s Institute. Deana is greatly involved in the Las Vegas community and she continues to give back by serving on the NAIOP Developing Leaders committee which helps mold and mentor young professionals in the commercial real estate industry.
Areeba Moten, Senior Associate
In her previous positions with Logic Commercial Real Estate and Schnitzer Properties, Areeba was responsible for the leasing of +/- 2MM SF of retail, office, and industrial product in the Las Vegas market. Her experience with property management led her to develop and implement property budgets, manage vendors, and administrative services. At Logic, she served as a point of contact for Landlords and prospective tenants - ensuring that value was maximized with each secured deal.
Areeba is a UNLV Graduate with a Bachelor of Science in Finance. Most recently, she was selected to join the NAIOP of Southern Nevada Developing Leaders Institute program. With her passion and expertise, Areeba will continue to grow market share for the Malan Marcello team.
Adam Malan, Vice Chairman
Adam began his real estate career in 2004 at the Las Vegas Development Company where he managed the development, construction, and leasing of the Marcello Marketplace and several other retail projects. Adam previously served as Vice President with both Colliers International and The Equity Group where he managed high profile tenant and landlord representation while working to further each company's REO, Special Servicing, and Investment Sales divisions.
In August 2015, Adam and partners founded Logic Commercial Real Estate. During his tenure, Adam's strategic approach and long-term vision have helped investors gain access to unique opportunities – and achieve sizeable results – establishing national record-setting cap rates while helping shape the retail landscape in Las Vegas.
