About Central Lansing
Bisected by Saginaw Highway, Central Lansing lies on the banks of the Grand River and it has seen. a significant amount of the infrastructure developed around the capital region. Lansing serves as a large transportation hub for the state of Michigan, with several intersecting interstates and rail networks, as well as an international airport. While the downtown has a traditional grid pattern with mixed-use properties, the western part of Central Lansing has a more modern layout with long blocks and big-box retail centers at the corner of major intersections.
Lansing’s economy is dominated by the state government, which employs more than 25 percent of the population. Michigan State University employs about 11,000 people and is easily the metro’s second-largest employer. The service industry does have a seasonality due to Lansing being the state capital. When the legislature is in session, there is a sharp increase in demand for hotel rooms and tables at restaurants as well as an increase in sales activity among retail outlets.
With the State Capital located at Lansing and the large presence of Michigan State, Central Lansing has over 50% of the total office market, with vacancies being below the metro average and office rents being higher than the metro average. The Lansing office market is relatively built out and offers rare speculative construction if any new development at all. Companies that have recently expanded into the market are tied to the financial and health service sectors, with Comerica Bank, Raymond James, and Lansing Psychological being notable new tenants.
