Located in the coastal region of Houston off the Gulf of Mexico, the area includes the cities of Galveston, Texas City, La Marque, Dickinson, and League City. The University of Texas Medical Branch is the area’s largest economic driver, employing over 8,000 with over 2,500 enrolled students, followed by Landry’s Inc., which is involved in hospitality and tourism and employs over 3,000. The Moody family founded Moody National Bank and the American National Insurance Corporation (ANICO), which both maintain their headquarters in Downtown Galveston and employ more than 1,000 people. ANICO is the largest tenant in the submarket, occupying 420,000 SF at One Moody Plaza – although it was acquired by Brookfield in August 2021 in a $5-billion deal. The area is home to comparatively little new supply, vacancies have declined recently, as a result rent growth to outperform nearby office clusters. Sales turnover typically amounts to about 3% to 4% of inventory, and that has been consistent throughout this cycle. Sales of medical office buildings and smaller buildings under 10,000 SF tend to dominate transaction volume in this coastal area.
