About Northeast Los Angeles
The San Fernando Valley is a suburban area with dense populations. It has a strong workforce with large employment sectors consisting of healthcare, education, and transportation. Major employers in the area include California State Northridge, which has more than 38,000 students and 4,000 faculty and staff.
Metro is considering an expansion of its light rail network through the area that will connect it to the greater metropolitan area’s commuter rail network. Known as the East San Fernando Valley Light Rail Line, it would run approximately 9.2 miles, largely within the median of Van Nuys Boulevard through the communities of Van Nuys, Panorama City, Mission Hills, Pacoima, and San Fernando. A total of 14 stops are planned along the corridor that would connect the Van Nuys Orange Line stop with the Sylmar/San Fernando Metrolink Station. The project is slated to begin construction in 2022 and projected to open in 2028. The first phase would span 6.7 miles with 11 stops.
New construction was rare for the area before the addition of the light rail connection spurred acquisitions and development plans along Van Nuys Boulevard. Several longtime vacant buildings have traded recently as activity nears for the Metro project.
