The architect for this property is a man named Jo. H. Smith. He collaborated with the Architect V. H. Nellenbogan and they created matching but different structures on 4th St Miami Beach in the year 1930. The charming duplex is made from what is now extinct Dade County Pine. This wood resists insects and hardens with age.The house is like a fort! It is made of lath and plaster- like 1 inch wide boards. They do not make it like that anymore. With Five bedrooms and one and one half baths there is an apartment upstairs and an existing office downstairs. The office was occupied by therapists for 25 years and it always had a nice flow. To make a "legal office" I had to remove the stove and shower. Originally the building was 2 residential apartments. The plumbing is still in place. The windows are to code lightly tinted impact glass- 2013, one of the two central AC units is brand new-2017, upstairs unit 10+ There is Rubberoid on the roof so it can be easily made into a deck-2005. Gas stove and dryer. The property is owner used and occupied so it has been well cared for. One block away on 5th is a Target and Walgreens- 3 blocks away a Publix. I can go everywhere on my bicycle. Just North there is a development sight where the team of Sumaida + Khurana from New York will complete a Signature Structure for the new owners. (An example of a signature building is like the "Guggenheim Museum" in NY. ) Plans are being currently reviewed at City Hall. The new structure is stunning! All the utility lines will now be buried. No expense has been spared. Out of the my window I also have the pleasure of viewing the Architectonica building on 5th St. with the address 420 Jefferson Ave. Fourth St has a residential feel. Two blocks away there is an elementary school. The property has always felt warm and welcoming. Upstairs there are large windows all around. It has a treehouse feel as the neighbors on each side have Historic one storey structures. We have trees! I have not included any images of the apartment upstairs yet. The building has been wired for signage. The property has 30 windows as it was built before air conditioning. There is a side yard which could be made into parking. There is an approval process that I have never attempted as I preferred to have a garden area. I park my car on the street as a Resident. Outside of the house is a 2 hour parking zone.It worked well for visiting clients. Half a block away is a Public Parking garage. This is a much loved home/work building and I have been privileged to be here for 26 years. The building is being sold as-is. Thank you!
