The Village of Alder Creek is at the entrance of the Rio Grande Golf Club and Resort which is at the intersection of County Road 15 and Rio Grande Club Trail, in unincorporated Rio Grande County, a minute north of South Fork, Colorado. There are many things to do in South Fork, including golfing on the championship golf course, hiking, four-wheeling, biking, camping, trophy trout fishing, world-class skiing, hunting, and much more. It is nice and cool in the evening in South Fork, CO, making it a great place to be in the summer. Summer has temperatures as high as about 91 degrees to a low of 51 degrees. All utilities are available a few feet from the property. The Rio Grande Golf Course and Resort includes an 18-hole championship golf course with a 25,000 square foot clubhouse, pro shop, tennis courts, swimming pool, fitness center, and restaurants. It is a 2-minute walk to the Village of Alder Creek. The small city of South Fork is approximately a half-mile to the south, and the slightly larger city of Del Norte is about 15 miles to the east. Highway 160 runs east/west less than a half-mile south of the property. The phase 2 site is bounded by Alder Creek along its western edge. Beyond the golf fairways to the south is the Rio Grande River. County Road 15 (N. River Road), which is the primary east/west road through South Fork Ranches, forms the parcel’s northern boundary. Across the road and about a 1/4 mile to the NW is the golf clubhouse. We spoke with the land use administrator of Rio Grande County, Dixie Diltz, she confirmed that in 2004, the property was approved for 53 duplexes (106 Units). Since that time, there have been changes in the building and development codes that would probably not allow 106 units to fit on the property as duplexes. When site plan approval is sought, the developer will see how many units will fit as a practical matter.
