Park Overview
New Kent Logistics Center is a Class A industrial development providing nearly two million square feet across four buildings along Interstate 64. Situated on a 262-acre site, New Kent Logistics Center will consist of 1,998,600 square feet of new industrial space with facilities ranging from 200,000 to 1,218,600 square feet and an 80,000-square-foot transload building. This logistics center offers options for a variety of industrial users with a projected summer 2024 completion. Each building features a minimum 32-foot clear ceiling height, tilt-up concrete construction, 50 to 154 dock doors, drive-in bays, and 60-foot speed bays. New Kent Logistics Center will also include LED lighting and ESFR sprinkler systems. Ample trailer, car, and electric vehicle parking will be available across the center. New Kent County is comprised of a robust workforce, strategic location, and excellent accessibility to provide an inviting business environment in the central Virginia region. Located right off Interstate 64, New Kent Logistics Center connects seamlessly to major roadways and population centers like Interstate 81, Interstate 95, Interstate 295, Richmond, and Norfolk. Retailers and distributors alike have continued to opt for the ever-growing stretch of the Interstate 95 corridor in order to either expand or establish their distribution operations, as it delivers an unmatched north-south connection to the entire east coast. New Kent Logistic Center further benefits from nearby access to Richmond International Airport and the Port of Virginia.
About New Kent County
New Kent County has been one of the fastest-growing counties in the Richmond area. According to the Census Bureau, the county’s population grew by more than 9% from 2020 through 2022. That marked the second-largest growth rate on a percentage basis and translated into a nominal growth of just under 3,000 residents in that three-year span.
Located on the east side of the Richmond metro, New Kent County serves as a suburban market that also links Richmond to the nearby Tidewater Region. Bisected by Interstate 64, which is one of the most heavily trafficked thoroughfares in southern Virginia, the area naturally serves as an important artery within the ever-growing industrial market locally. That has been evidenced by the 800,000-square-foot facility that AutoZone is building on Emmaus Church Road, with an expected completion in 2025.
Given the area’s location, coupled with a growing population, the growth of the local industrial sector within the county is a likelihood in the coming years. After all, with population growth extending to the suburbs and median household incomes often exceeding $100,000 in New Kent County, the demand for last-mile service is expected to continue to increase in the near term.
