This parcel is no exception to new growth that will create so many opportunities: Buc-ee's going in on the south side of Joe B, forcing Elam/Butler Rd realignment. The realignment will create a four-way red light intersection using a portion of this property. The city is working to realign Butler Rd simultaneously with Buc-ee's Elam Rd realignment. It's my understanding these plans are close to completion. The most current drawings I have are attached. QuikTrip owns and plans to build on the parcel east of this location. (Parcel id#125-014.05-000) They are interested in doing a property swap: In exchange for part of this parcel (Parcel id#125-014.04-000) They offer a section across the back of (Parcel id#125-014.05-000) Doing so would connect to a 3.43-acre lot we own at 2200 Butler Rd (Parcel id#126-046.02-000). The owner also has that parcel listed for $1,500,000. It's worth mentioning that you could create a 5-7+ acre lot with interstate visibility on the east side of the new Butler Rd with this trade while keeping a sizable amount of land at the corner of the new red light. My accuracy is questionable, and I wouldn't trust it if I were you, but I may still help someone visualize – I've included a rough draft of what I think it would look like after a property swap with QT.
