The property is located in Westlands Water District with groundwater provided by 3 ag wells currently in service. The Seller has entered into two lease agreements for land also located in Westlands Water District that totals 1,609.88 gross acres that are eligible for an received a contract allocation with Westlands Water District. Upon a sale lease back transaction, the Seller shall, as the Tenant, pledge under the lease agreement to transfer any water resultant from these leases to this Property as to provide furthered water for the irrigation of the Property during the term of their leases for the 1,609.88 acres at no cost to the Buyer. With the acreage limitations removed in December of 2020 now may be an optimal time for a large scale investment into a region that has high production capabilities together with land that has historically traded at a relative discount when compared to other areas with similar production capabilities and water allocations. The Seller has undertaken a large capital expense to add a Streamline Systems reverse osmosis machine and reservoir which in turn allows for them to filter and improve the quality of groundwater being delivered to the plantings.
