The property is located at the signalized SE corner of John King Blvd. & FM 1141. The Ladera Addition adjoins it to the south, and the Terraces Addition adjoins it to the east. It has 16 acres and can be expanded with one additional acre owned by the city as excess ROW. It is almost square in shape. The terrain is varied as it is gently sloping but has a bisecting creek with flood (about 3 acres) on the rear acreage. It is still zoned AG and the city is favorable to neighborhood commercial along John King and the rear being commercial campus or even nice townhomes for owner occupancy, but no MF or BFR. No unusual easements exist. City water and sewer are right there. There are not many spots along John King that will end up being commercial, but this is one of them.
