ABOUT NEWCASTLE CITY CORE
As the North East city’s traditional business district, Newcastle City Core is home to a diverse tenant mix spanning the professional and business services, finance, and public sectors. EY, Barclays and Sky are among the blue-chip companies with a significant presence here. HMRC will become the area’s largest office tenant when it opens a new regional hub in the coming years.
Pilgrim’s Quarter, where the tax agency’s 9,000 employees will be based, is expected to catalyse regeneration, boost the local economy, and drive increased footfall to nearby retailers and hospitality venues. Connectivity to the area was recently enhanced by the redevelopment of Newcastle Central Station, a busy transport interchange on the East Coast Mainline and the Nexus Tyne and Wear Metro network.
Firms seeking a base here can take advantage of comparatively low occupational costs—average office rents are 30% lower here than in central Manchester or Leeds—as well as a relatively affordable and talented labour pool. While wages in Newcastle remain below the national average, the percentage of residents educated to degree level now exceeds the UK overall. Roughly 30% of Newcastle’s workforce is employed in professional occupations, above the equivalent UK figure of around 25%.
