Improved Commercial Parcels at Spectrum have comprised of three commercial parcels of 11.43, 1.62, and 1.43 acres zoned MU-DA, commercial mixed-use with a development agreement. Most lots include improvements such as graded with pad and retention basin, streets, gutter, curb, sidewalk, and utilities.
The city recently re-zoned these parcels to replace the 1993 Pacific Indio Development Agreement. The parcels are now classified in a City of Indio "Key Development Zone." Designated as the “North Freeway Commercial Zone. It encompasses three retail shopping centers: Indio Towne Center, The Palms, and Showcase at Indio. The Zone includes more than 1.6 million square feet of existing retail, hotels, and restaurants with available space to grow. The city reports that adding a left turn lane on westbound Ave 42 onto Caspian Street is possible.
Located on corners with stop signs, the 11 acres in front of Walmart has a busy signalized intersection at Ave 42 and Spectrum Street. Sun City Shadow Hills in Indio, with 3,000 homes, has a gate entrance just around the corner on Monroe Street. Sun City Palm Desert is just two miles away. The elementary school with 850 students is just up the street, which causes heavy traffic on Ave 42 two times per day on weekdays. An advantage to setting up shop in Indio is electricity, provided by Imperial Irrigation District, which is less expensive and more reliable than the electrical service in the west end of the valley provided by Edison.
The City of Indio is "The City of Festivals." The special events have a significant positive economic impact on Indio and the Valley. 1.4 million people attend special events and festivals in Indio every year. It includes the world-famous annual Coachella Valley Music & Arts Festival, with an attendance of 125,000 people for two separate weekends every April. Then the following weekend is the Stagecoach Country Music Festival, with 85,000 people in attendance. Indio is the RV headquarters of the Coachella Valley, with 12 RV resorts in town. Three resorts are rated in the Top 10 Best RV Resorts in California. One made up of million-dollar motorcoaches only. The Greater Palm Springs Convention & Visitor's Bureau began a new marketing campaign a few years ago to increase annual overnight tourist visitors to the valley, from 4 million at the time to 20 million by 2026.
